The Toad Hall site is a residential development in the village of Broxted, Essex, consisting of four new-build, bungalow-style dwellings. Located within the Countryside Protection Zone (CPZ) surrounding Stansted Airport, the project had to address several environmental and regulatory constraints. These included acoustic considerations due to the proximity to the airport, along with factors such as local ecology, tree protection, flood risk, and transportation access. 

BB Partnership successfully obtained planning approval for the four new homes in 2024 from Uttlesford District Council. The design and approval process involved careful collaboration with a number of specialist consultants, including Freeths (Planning), RGP (Transport), HA Acoustics (Acoustics), Tim Moya Associates (Landscape, Trees, and Ecology), Lustre Consulting (Flood Risk), and Pitch Studios (CGI).
