Project Overview 

BB Partnership has submitted a planning application for the redevelopment of 317 Cricklewood Broadway, proposing a Purpose-Built Student Accommodation (PBSA) development that provides 826 student residences in a highly accessible, well-connected location. The scheme replaces a former retail unit and large car park, transforming the site into a pedestrian-focused student living environment with high-quality amenities and sustainable design features. 

Context & Site Considerations

This 0.91-hectare site previously had planning permission for a 238-unit residential development. The revised scheme optimises density and function by creating a dedicated student housing community, addressing local housing demand while reinforcing Cricklewood Broadway’s status as a key commercial and residential hub. 

Design Approach 

  • The development consists of two interlinked blocks, arranged around landscaped courtyards to create a vibrant student-focused setting. 
  • A central canopy structure at the entrance provides a visual marker and welcoming focal point. 
  • The ground floor incorporates active commercial frontage, reinforcing the vibrancy of Cricklewood Broadway while supporting local businesses. 
  • Cluster apartments and self-contained studios ensure a diverse range of student living options, catering to different lifestyle needs. 

Sustainability & Environmental Strategy

The project prioritises sustainability through: 

  • Air Source Heat Pumps (ASHPs) for energy-efficient heating. 
  • Bio-Solar Roofs, integrating photovoltaic panels with green roofs to promote biodiversity. 
  • A Blue Roof Drainage System, managing surface water sustainably and reducing flood risk. 
  • Mechanical Ventilation with Heat Recovery (MVHR), improving indoor air quality and energy efficiency. 
  • Optimised window design, balancing daylight, thermal performance, and comfort. 

These features ensure that the scheme exceeds London Plan sustainability targets, contributing to a low-carbon future. 

Public Realm & Community Impact

The development integrates seamlessly with the wider Cricklewood masterplan, enhancing the public realm and connectivity through: 

  • A new public pocket park, creating a green, accessible space for both students and the wider community. 
  • Active frontages, reinforcing the retail character of Cricklewood Broadway. 
  • Improved pedestrian connections, promoting walkability and integrating the development into the local urban fabric. 

Planning & Stakeholder Engagement 

The project has been developed through a Planning Performance Agreement (PPA) with Brent Council, ensuring alignment with strategic housing and regeneration goals. This structured engagement process allows for collaboration with key stakeholders, addressing planning considerations and local authority requirements to ensure a high-quality and well-integrated student housing scheme.
