For many potential clients their first question is “How much does an Architect cost?”

The level of an Architects fees are influenced by a number of factors. The best way to establish the fee is by speaking with an Architect so that they can understand the project brief and any considerations that may affect the fee.

Some clients may ask “How much is it to do the drawings” but the drawings are simply an output of the process, what you are paying for is expert advice.

Commercial Projects including residential schemes for developers

If you have a commercial project or are a developer looking at a residential scheme then please get in touch with us. We have extensive experience as a practice on all sorts of different projects including workplaces, multi-unit housing, masterplans, retail. We are always happy to speak regarding a potential project and once we know more would be able to put forwards a fee structure for the project.

Residential Projects over £250,000

If you are looking to remodel your home and your budget is over £250,000 then we believe that we can add value to your project and would love to discuss it further with you, and the potential scope of service we can offer.  As a guide for Full Architectural Services, which would involve taking the project through from feasibility and through to the construction our fees would be between 6 and 12% of what the project costs to build. When we have had the opportunity to speak to you regarding your project, we will be able to put forward a proposal that breaks our fees down into Stages to ensure transparency.

Given our experience we have access to a very large data base of our projects and can aways draw upon comparable projects to enable us to accurately assess the requirements of a project in terms of the time and resources we need to commit to a project to ensure that our fees are appropriate. Ultimately, regardless of the mechanism for fees, the fee itself is a measure of the time the practice would need to spend on the project, our aim is to be able to define these fees confidently.

Residential Projects under £250,000

If your budget is under £250,000 it may not be practical to use us for the whole process, but we believe that an architect can add value to any project, especially the initial feasibility and planning stages.

Below are our starting fees for three scales of residential project. If the project is relatively simple then the fees will be as below plus the cost of the dimensional survey for which we would obtain a fee for from a third-party company, you should budget for around £1,000 – £2,000 on top of our fee.

If the project involves added complexity, for example if it is a listed building or in a conservation area then our fee would need to be reviewed and we would also advise of any additional consultants that may be required such as a tree specialist. We are always happy to speak with you regarding our project and how we can help.

Beyond the planning stage we can also assist with applications for building regulations approval, for which we prepare project specific fee proposals.
