Project Overview 

BB Partnership has designed a 14-unit residential development in Dagenham, transforming underutilised commercial units into a well-integrated housing scheme. The project carefully balances urban efficiency with contextual sensitivity, ensuring that the new homes enhance the local character while providing high-quality living environments. 

Context & Site Considerations

The site was previously occupied by single-storey workshops and storage units, which had become incompatible with the evolving predominantly residential neighbourhood. Situated behind a parade of shops on Becontree Avenue, the scheme needed to ensure a seamless transition between commercial and residential uses while addressing challenges such as privacy, daylight access, and overlooking. 

Design Approach

  • The scheme consists of two connected wings, carefully massed to respond to the surrounding properties. 
  • Red brick façades, textured brickwork, and deep-set openings reflect the character of the Becontree Estate. 
  • Contemporary bay windows and recessed balconies enhance privacy while adding depth to the elevations. 
  • The development respects existing built fabric, maintaining a sense of architectural continuity while introducing high-quality modern housing. 

Sustainability & Environmental Strategy 

BB Partnership prioritised sustainability and urban greening, incorporating: 

  • Air-source heat pumps for energy-efficient heating. 
  • Enhanced insulation and passive design principles, reducing operational energy demand. 
  • Natural ventilation strategies, ensuring long-term energy efficiency. 
  • Dedicated cycle storage, supporting sustainable transport initiatives. 
  • Landscaped areas, improving biodiversity and acting as a buffer between new and existing residences. 

Public Realm & Community Impact

The development prioritises high-quality living standards through: 

  • A communal courtyard, fostering a sense of community. 
  • Private balconies, terraces, or gardens for each home. 
  • Soft landscaping and tree planting, reinforcing urban biodiversity and aesthetic appeal. 
  • A largely car-free approach, enhancing pedestrian connectivity and minimising vehicular impact. 

Planning & Stakeholder Engagement

The project followed a structured planning process, engaging early with Barking & Dagenham Council through a mini-Planning Performance Agreement (PPA). This approach allowed for: 

  • Pre-application discussions, ensuring key planning concerns were addressed from the outset. 
  • Detailed daylight and sunlight impact assessments, ensuring optimal living conditions for new and existing residents. 
  • Iterative design refinements, aligning the proposal with local policy objectives and urban planning best practices. 

Delivering High-Quality, Well-Integrated Housing

By redeveloping an underutilised site, BB Partnership has successfully delivered a context-sensitive, sustainable residential scheme that enhances the existing urban environment while responding to housing needs. The project exemplifies how backland sites can be optimised for new housing without disrupting the established neighbourhood fabric.
