Hendon Way: A Model for Sustainable Urban Living

Project Overview 

BB Partnership has transformed a disused site off Hendon Way into a contemporary residential development that provides much-needed housing while prioritising sustainability and urban integration. The scheme delivers 16 self-contained flats, designed to meet the highest standards of modern living, with a focus on natural light, ventilation, and energy efficiency. 

Context & Site Considerations 

Situated in a densely populated residential area, the site presented challenges in terms of privacy, daylight access, and urban integration. Our design carefully balances the needs of both new and existing residents, ensuring minimal impact on neighbouring properties while maximising site potential. 

Design Approach 

The development embraces a deck access design, ensuring that all 16 units (6 one-bedroom and 10 two-bedroom flats) are dual aspect, enhancing natural light and cross-ventilation. This thoughtful approach promotes a sense of community among residents, while carefully managing privacy and daylighting considerations. 

Architecturally, the scheme integrates seamlessly with the surrounding urban fabric, featuring contemporary materials and carefully proportioned facades that respect the existing streetscape. 

Sustainability & Environmental Strategy 

BB Partnership’s commitment to sustainability is evident throughout the project, with key measures including: 

  • Air source heat pumps for energy-efficient heating and cooling. 
  • MVHR (Mechanical Ventilation Heat Recovery) systems to improve indoor air quality. 
  • Solar panels integrated into the design to reduce reliance on grid energy. 
  • High levels of insulation, ensuring energy efficiency and reducing heat loss. 
  • A bio-diverse green roof, contributing to urban greening and ecological enhancements. 
  • Biodiversity measures, including swift, bat, house sparrow, and black redstart boxes integrated into the design. 
  • Sustainable Urban Drainage Strategy (SuDS) developed in collaboration with Create Consulting Engineers, mitigating flood risk and managing surface water efficiently. 

These initiatives ensure that the development exceeds the 35% on-site carbon reduction target set by the London Plan, creating an energy-efficient and environmentally responsible residential scheme. 

Public Realm & Community Impact

The project enhances the surrounding urban environment through: 

  • Well-designed communal areas, fostering interaction between residents. 
  • Landscaped access routes, improving pedestrian permeability and contributing to local urban greening. 
  • A carefully considered transport strategy, with cycle parking provision and car-free status, except for two designated disabled parking spaces. 

Planning & Stakeholder Engagement 

The scheme was developed through close consultation with Barnet London Borough Council, ensuring a well-integrated and compliant development. Planning approval was secured with the associated Section 106 Agreement, addressing key local authority considerations. 

Key stakeholders involved in delivering this scheme included: 

  • Rights of Light Consulting – ensuring minimal impact on neighbouring properties. 
  • Tim Moya Associates – developing biodiversity net gain strategies. 
  • Create Consulting Engineers – devising a flood mitigation and drainage strategy. 
  • RGP Transport Consultants – creating a site-wide transport and servicing plan. 
  • Ashton Fire – overseeing fire strategy compliance and emergency access requirements.

By addressing complex site constraints, sustainability goals, and urban integration, BB Partnership has created a modern, well-balanced residential scheme that enhances both living quality and environmental performance. The deck access design ensures that each home benefits from natural light and ventilation, while ecological enhancements and sustainable measures position Hendon Way as a model for responsible urban development.
