Project Overview 

Cameo N7 is a landscape-first residential development that revitalises a significant site in Mill Hill. BB Partnership has secured planning permission for 197 high-quality homes, blending the adaptive reuse of IBSA House with contemporary new-build residential blocks. The scheme integrates thoughtful landscaping, sustainable design, and a strong connection to nature, ensuring a harmonious relationship with its surroundings. 

Context & Site Considerations

The site is positioned near Metropolitan Open Land (MOL), requiring a sensitive design approach that minimises its impact on the natural landscape while enhancing urban connectivity. The massing of the development has been carefully configured, with taller blocks centrally located and stepping down towards the site’s edges to respect neighbouring properties. 

Design Approach

  • IBSA House has been sensitively adapted, providing 61 spacious apartments while preserving the building’s architectural character. 
  • Behind IBSA House, five new residential blocks replace a former industrial shed, delivering 136 homes designed to complement the surrounding area. 
  • A warm, pale brickwork palette, inset balconies, and laser-cut metal privacy screens create a contemporary yet contextually sympathetic aesthetic. 
  • Fenestration enhancements improve daylighting while reinforcing the heritage integrity of IBSA House. 

Sustainability & Environmental Strategy

The development prioritises low-carbon living and biodiversity, featuring: 

  • Sustainable drainage solutions (SuDS) to effectively manage rainwater runoff. 
  • High-performance insulation and glazing, reducing energy demand. 
  • Tree retention and ecological enhancements, supporting biodiversity net gain. 
  • Underground vehicle access, minimising surface parking and enhancing pedestrian experience. 
  • Woodland restoration and a tree-top viewing platform, reinforcing the site’s connection to nature. 

Public Realm & Community Impact

A key element of Cameo N7’s vision is its strong relationship with green space. The development incorporates a previously underutilised woodland, transforming it into a community asset with: 

  • Landscaped communal courtyards that encourage interaction and relaxation. 
  • Private gardens, walkways, and seating areas, enhancing outdoor living opportunities. 
  • Pedestrian-friendly design, promoting active travel and social engagement. 

Planning & Stakeholder Engagement

Extensive assessments were conducted to preserve key sightlines to the MOL, reinforcing the area’s visual and ecological character.
