137 Beehive Lane is a mixed-use development situated along the A12 near Gants Hill, consisting of 9 residential units and 2 commercial units. BB Partnership were the architects for the Stage 4 design and the discharge of the planning conditions.
The scheme involved the demolition of two existing single-storey commercial units and the creation of a new-build mixed-use development. The residential portion includes a mix of studio, 1-bedroom, 2-bedroom, and 3-bedroom flats, along with a communal rooftop amenity space and on the ground floor, two commercial units were provided to replace the existing commercial units on the site.
A number of site constraints had to be overcome during the design and construction process, including the close proximity to the Centre Line and associated acoustic challenges. These were carefully managed to ensure a high-quality living and working environment.
In response to an issue with site boundaries, BB Partnership successfully submitted a Section 73 application to amend the original consent. This allowed for a reconfiguration of the scheme, reducing the number of studio flats and increasing the overall residential floor area, resulting in a more efficient design.
The development was awarded the Secure by Design Gold Award for both the residential and commercial units.
