Gaynes Park, Epping, Essex

Gaynes Park is a new luxury development of five new build contemporary houses along with seven apartments in the Grade II* listed Gaynes Park Mansion, within a gated development of 22 acres located in the green belt near to the town of Epping in Essex.

The new houses constitute an enabling package in order to finance the redevelopment of the listed mansion house which, when the developer purchased the site, was on English Heritage’s at-risk register.

Planning consent for the new houses was obtained after a lengthy process involving English Heritage, Essex County Council and Epping Forrest District Council to ensure that houses have minimal impact on the setting of the listed building, as Gaynes Park is regarded as one of the most important landscapes in the district. In accordance with this principle the houses are located in a dell and clustered around a new pond that forms both a communal focal point and balancing pond for dealing with surface water from the development.

The houses are partly dug into the ground so that their impact on the surrounding countryside and views both into and out of the site can be carefully controlled. These houses will be virtually invisible from Gaynes Park Mansion and will not interfere with important views to or from this location, thus preserving the setting of the Heritage asset.
