Early Involvement
From the earliest stages, we help clarify potential, identify constraints and unlock value. We carry out feasibility studies, explore different massing and layout options, and, where required, provide information to assist a Quantity Surveyor in preparing a cost plan.
Our approach is pragmatic. We understand that planning is rarely straightforward, so we work with you to assess the planning risks and, where appropriate, look at strategies such as splitting applications or phasing development. This might involve securing a robust baseline consent first, with a view to optimising the scheme through future applications once value is banked and relationships with stakeholders are established.
We regularly engage with planners early and constructively, by developing proposals for pre-application submissions in conjunction with planning consultants. For larger schemes this can often develop into Planning Performance Agreements (PPAs) to bring key parties – including local authorities, estates such as Grosvenor, Cadogan and the Crown, the GLA, local community groups and other statutory bodies – into the process from the outset. This collaborative approach helps build confidence in the proposals, resolve potential issues before submission, and streamline the overall programme.
Post-Planning
If your project already has planning consent, we can join the project to develop the technical detail and take it through to completion. We act as Executive Architects and work closely with your appointed team – contractors, concept architects, and interior designers – to deliver a coordinated, buildable package that aligns with the approved scheme.
We’ll review and refine the proposals to meet Building Regulations, manage consultant coordination, and lead the charge through construction. We also act as Principal Designer under CDM and Building Safety legislation, keeping you compliant while managing design quality and risk.
