Five bedroom detached house for a private developer in Hampstead, the scheme provides accommodation on basement, ground, first and within the roof space providing over 3,500sq.ft of floor space.
The site presented a number of issues that had to be overcome in order to gain planning approval from Barnet Council.
The site was a long-standing vacant plot with an existing vehicular entrance that came directly off a mini roundabout. As part of a pre-app process the local authority advised that any proposed house on the site would need to be designed to accommodate on site parking that would allow all vehicles to exit onto the mini roundabout in forward gear. In order to meet this requirement, the scheme was designed with a car turntable that could accommodate two vehicles and allow them to be turned around so that they could exit the site in forwards gear, BB Partnership had previously utilised this solution on other projects in central London.
A further constraint was the protected tree in the neighbour’s garden, following air spade work by an arboricultural firm a design to use piled foundations was developed that allowed the house to be built over the tree protection area of the neighbour’s tree.
