Residential Conversion, Covent Garden, London W1

Client: Developer

Project value: Undisclosed

  • This project comprised the conversion and extension of an office building into 9 residential units comprising a mix of 1, 2 and 3 bedroom apartments and duplex units.
  • The building is located in the centre of Covent Garden and comprised 7,000 sq.ft. of office space on 4 floors plus basement. Planning approval to convert it to residential use had already been granted. BBP were appointed to revisit the existing scheme design, improve the internal layouts and external appearance and increase the developable floor area.
  • The project entailed stripping the whole building back to its structural shell whilst retaining the external envelope, adapting the structure, excavating a deeper basement and extending the building by adding a new storey onto the roof. Construction was problematic as the property was located off a narrow alley which made access very difficult for men, equipment and materials.
  • The building now offers 9,800 sq.ft. of floor space over 5 floors plus basement comprising 4 apartments, 4 duplex units and a luxury penthouse on the upper two floors. The interiors were designed in collaboration with Interior Architecture UK.
